Cranbrook is the regional centre of the East Kootenay and the largest city in it, with a little over twenty thousand people. The hospital is here, the College of the Rockies is here, the airport is a few minutes north, and the highways that serve the whole region meet at its edge. Whatever else the East Kootenay does, it does its errands in Cranbrook.
It sits on the floor of the Rocky Mountain Trench, the long valley that runs the length of the region, with the Purcells to the west and the Rockies to the east. The Steeples, the jagged wall of the Hughes Range, stand over the city from the east and are the view from most of its streets.
How the city is laid out
Downtown is the grid around Baker Street, laid out when the Canadian Pacific Railway came through in 1898 and still the address for the older houses with character. The neighbourhoods spread from there in rings: post-war bungalows, 1970s and 1980s subdivisions, and newer development on the benches above the city and out toward the airport.
Beyond the city limits the market changes character. Acreages toward Wycliffe and Jim Smith Lake, lake properties at Moyie to the south, and the rural land toward Fort Steele each answer to different buyers, different wells and septic questions, and different comparables. Cranbrook proper is a city market; its surroundings are not.
Getting in and out
Highway 3 runs east to Fernie and the Crowsnest and west to Creston. Highway 95 runs north through the Columbia Valley to Golden and Highway 95A to Kimberley. The Canadian Rockies International Airport, north of the city, has daily service to Calgary and Vancouver, which is what makes Cranbrook workable for people whose employers are elsewhere.
What buyers should know
Cranbrook has the deepest inventory in the region, and that is its main advantage over the towns around it: there is usually a choice. The trade is that pricing here is more sensitive to what the rest of the region and Alberta are doing, because the buyers come from both.
The bench neighbourhoods and the older grid can differ in ways that are not obvious from a listing: sun, wind, snow, the age of the services under the street. Walk the block at a different time of day than the showing.
What sellers should know
Because there is choice, presentation and pricing decide the outcome. A home priced from the right comparables in the right neighbourhood sells; a home priced from a city-wide average waits. The first two weeks on the market are the ones that matter.
